Mississauga Rezoning Permit Application Guide

How to Apply for a Rezoning Permit in Mississauga

Step 1: Attend a Pre-Application Meeting

If you wish to propose changes to the Mississauga Official Plan or Zoning By-laws for rezoning purposes, an application for an Official Plan amendment or Zoning By-law amendment is required.

Before you can submit a rezoning application to the City of Mississauga, you must attend a pre-application meeting with the Planning Services Centre of the Development and Design Division and the Planning and Building Department. This meeting enables the City staff members to analyze your specific application requirements and any special considerations or potential issues with your application. Scheduling a pre-application meeting is done within the ePlan portal from the City.

Step 2: Review and Submit your Pre-Application Meeting Materials

Create an online ePan account to submit a pre-application meeting request. Once the account is created, log in and follow the ePlans steps to submitting your pre-application meeting requests, which includes uploading your drawings and documents. This will include building footprint and dimensions, building setbacks from all lot lines, site statistics, landscaped areas/buffers and dimensions, and site access, driveway location, parking areas and dimensions. Elevator drawings with height dimensions, floor plans, survey plan and images of the property and surrounding area, and a cover letter that includes applicant and property owner name with a brief description of the proposal and who will be attending the meeting is also required.

Step 3: Submit your Documents for the Pre-Application Meeting

Once you’ve completed assembling your documents, press “Complete- Notify the City of Mississauga” button to submit your request. Your pre-application meeting request will then be received and the City staff will review the attached documents like your drawings and documents, and provide additional information on what is required or give feedback on what changes should be made.

Step 4: Review of your Development Application with DARC

If all attached documents have been approved, a meeting will be scheduled with you and the Development Application Review Committee (DARC). During this meeting, more comments and feedback on your proposal along with information on all the plans, studies and documentation that you need to submit with your application will be will be given to you. This information will also be made available on ePlans for future reference.

At this point, the City will request for the applicant to install one or more rezoning application signs on their property that notifies other landowners and community members of your plans, and that an application has been submitted.

The City will send the applicant a letter to outline how many signs are required and also the exact text which should be included on the rezoning application sign(s). This process often means dealing with the hassles approval, dealing with sign shops and the annoyance of building frames to display your signs properly.

Step 5: Make Needed Changes to your Application

Once you have completed these reviews and made the changes necessary, an Official Plan or Zoning By-law amendment application can be submitted. At this point, you are to call 311 (905-615-4311 outside City limits) or email [email protected] for more details.

Step 6: Issuance of Rezoning Permit and Development Application
